The dream of the 90’s, Waurn Ponds housing development really kicked off when MC Hammer made it big, following the establishment of Deakin University in the 70’s on old farming lands. Back in the day, these were fertile productive grape growing paddocks. You’ll see a nod to this in some of the boozy street names like Chardonnay, Bourbon and Bollinger.
The Waurn Ponds shopping centre located on the Princes Freeway is an absolute bohemiath now at 47,000 squares, introducing residents to Reading Cinemas in Geelong for the first time. Opening in the early 90’s, the most recent complex upgrade opened for trading in 2014.
It’s interesting to note the different planning trends that emerge through maturing suburbs. Christian College Senior School is the solitary schooling option in Waurn Ponds and a highly regarded one at that. The only downer is that there are no primary schools at all in Waurn Ponds. A broad range of primary options are nearby- Freshwater Creek Steiner School is just up the road. State and catholic options abound in Grovedale and Highton, which also boasts the Christian College middle school. Some of the schooling options slated for Armstrong Creek might also service Waurn Ponds by 2018.
Investors forgive the lack of primary schooling as prices are strong for both renters are buyers, based on the range of other excellent amenities. What price a Bunnings sausage on a Saturday morning?! Excellent shopping, Deakin University, Melbourne commuter access via Geelong Ring Road and train services from Waurn Ponds station plus an excellent swimming and fitness centre make this a compelling ‘burb for convenient living in modern housing stock.
If rural living is on your wish list, there’s a sleepy pocket of old acreages adjacent to the now dead-end old Princes highway route, just near the cutie-pie Waurn Ponds Hall. These are pricey by Geelong standards sitting well above the $1 million mark. Be sure to consider any traffic noise from the nearby freeway, more of an issue in summer than winter.
