Herne Hill - school paradiso
Herne Hill is another little established ‘burb in Geelong’s West, bordered by Newtown, Manifold Heights, Hamlyn Heights and the Geelong Ring Road to the west. Much of the original homes were built in the 50’s as modest weatherboards and cream brick veneers. There’s some mod gems around too. The gully heading into the freeway is the site of a new residential development, The Heights. There’s a mix of lot sizes on offer – some with more challenging build sites than others on sloping blocks.
Small-scale developers are already familiar with Herne Hill. Larger block sizes, quiet streets and ageing housing stock is attracting those looking for subdividing, knock down/rebuilding and renovating action. Herne Hill is also a popular destination for first homebuyers for the same reasons.
Downsizer’s also have plenty to choose from with modern town house builds and renovated older style units on offer.
The delivery of all this additional housing supply is keeping prices flat in Herne Hill. However, the established parkland, improving Minerva Road shopping strip, expanded Clonard College campus and the establishment of a dedicated Year 9 campus for St Joseph’s College all bode well for future capital growth.
Bus routes are a quick trip to town and there’s bike tracks along Minerva Rd and Autumn St for central Geelong commuters. Depending on which end of Herne Hill you reside in, Geelong Station or North Geelong are the best bet for Melbourne train travellers. Herne Hill’s Ring Road access is excellent at Fyansford with Aberdeen or Hyland St’s taking you to Surf Coast beaches or Melbourne.
